Q: Can you hold a place before I apply?
A: The maximum amount of time we can hold the property for is 30 days. You will have to fill
out and pay an application fee online on our website, and once you have been approved, a security
deposit and signed lease are required to hold the property.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: We do not collect last month’s rent. But your first month’s rent and security deposit must be paid prior to moving in.

Q: How old do you have to be to apply?
A: All financially responsible applicants must at least 18 years of age.

Q: Do I need renter’s insurance?
A: While not required, it is highly recommended. The good news is that renter's insurance is incredibly inexpensive!
It’s advisable for all tenants to carry enough insurance to cover themselves and their personal property. Please consult
with your insurance agent for specific details. If you do not know an insurance agent, we will be happy to refer you to one.

Q: Is the deposit refundable?
A: Yes, if you keep the house in good condition and do not inflict any damage to the property, then you will get your
security deposit back at the end of your lease. To ensure that there are no misunderstandings between you and the landlord,
be sure to read over your lease agreement terms. Landlord’s are required to return the security deposit back to the tenant within 30 days.

Q: Does your office have an after hours drop box?
A: Yes, Virtual Homes Realty has two drop box locations. One next to the front door, and one next to the rear door.

Q: You have a property I want to rent. How do I apply?
A: Please go to our website and apply online. Pay the application fee, and we will contact you.

Q: How do I pay rent?
A: When you decide to sign a tenant agreement with Virtual Homes Realty, you will have your personal, unique
tenant portal. It allows you to log-in and pay your rent online. You can schedule one-time payment, automatic
monthly payments, and even payment reminders. The portal is available 24/7, giving you full time access to your
account. We accept personal checks, money orders, and cashier’s check as well.

Q: Do you accept cash?
A: No, we do not.

Q: When is my rental payment considered late?
A: Rent is due on the 1st of the month and is considered late on the 2nd, however,
a late fee is assessed only if the payment is not made by the 5th of the month by 5 PM.

Q: Will I be charged a late fee if my payment is late?
A: Yes, if you pay your rent late, a late fee will be assessed as per the terms and conditions of your
lease agreement. The late fee cannot be waived after it has been assessed.

Q: I want to get a pet. What do I do?
A: We are a Pet friendly company, pet restrictions may occur, depending on the property you reside in. Consulting
with your Property Manager about the pet policy might save you some time. Depending on the agreement, unauthorized
pets might result in eviction. Landlords permission is required. If you are approved for the pet, a pet deposit,
and/ or pet fee will apply. An increased Security Deposit is a possible too depending on the property.

Q: My lease expiration is coming and I want to move out. What do I do?
A: Prior to your lease ending, Virtual Homes will notify you with the option to renew your lease, if you are for
certain that you will be vacating, please notify Virtual Homes Realty at least 60 days prior to your lease agreement
ending so we can take the proper measures to ensure your move out is easy and smooth.
